The chattels list is too extensive but every room is furnished to a good standard. We've had no complaints regarding stays and we have a visitor's comments book to peruse. It's a 'walk out with our backpack and memories' kind of thing. Lease commences 1st August and runs to the end of January, with the right of renewel. Owners pay rates, insurance and maintenance. Yes, apparently it was damaged after the Murchison earthquake, then so was half the town. Structurally the internal walls are all concrete approx. 8" thick, so each room downstairs has it's own foundation. It's built like a brick s**t house. The chimneys have been replaced with flues. Ok. It's a 'fixed term contract then periodic thereafter'. The tenant involved secured a $100M contract with Solid Energy. We're confident this contract will take longer than 6months to complete. Further to that, a major overseas company is also taking up a partnership with S.E.This will leave Westport with a dire shortage of rentals. No. We've had a builder through though and he said he wasn't qualified enough to do a report on this building. He suggested an engineer's report but it costs $4,000-$5,000. The place has been here since 1903. All downstairs internal and external walls are solid concrete. As for damp, the occasional use of the dehumidifier rectifies this, though we expect that's just condensation. Weather? We've had the best in the country for ages. I love reading these Q&A's. I live in Sydney but hail from the west coast way back when and we have a house in Westport which is going great guns. I would recommend it to anyone with the cash as its a great return on investment (even with the hefty Buller rates) and would provide a huge positive cash flow at the level it is at at the moment. Interesting have also had a call from trademe asking if i am happy with the bid i put in, that if they choose to remove the people above me am i still happy to be the top bidder, I think they're nervous as they will make a huge fee from this sale and they don't want bad press over it, the reason i bid was it was showing a good yield and had great potential. Number plates come in a frame, and the frame can have words written on it, so could have "$1 auction" on the frame above "bought" on the plate, and "our freedom" on the frame underneath.
