Description

Three of a kind! This unique property is made up of three separate titles all sold together.

Title 1 Roughly 1 hectare of bush. Secluded, quiet, stunning views. Perfect for conservation and/or a private retreat. Vehicle access to the highest point. Access from Oparakau Rd.

Title 2 3.7 hectares of pasture. Includes small patches of bush, a pond, a small shed, caravan with attached basic camping kitchen and bathroom, water tank, small solar setup (no batteries), limestone driveways and pad. Located on the corner of Access and Oparakau Roads.

Title 3 0.5 hectares of pine + pasture. Located a short distance further south down Access Rd. Would make a great hideaway project for someone.

Highlights: Stunning Views: Panoramic views of the Kaipara Harbour, Ruawai flats, rolling hills, Wairoa river, and Poutu. Beautiful sunsets! Peaceful: Very few passing vehicles and several kilometres to the nearest house, so very quiet and tranquil. Water supply: The pond is suitable as a water supply for cattle or limited irrigation. Variety: It's a really interesting mix of views, bush, pasture, pines, pond, hills, and enough flat area to put in the infrastructure you need.

Things to be aware of: Off-grid power is likely to be the most viable solution with mains power being some distance away. Fences and buildings would benefit from some attention. Boundaries don't always match the fencelines.

Recent history Grazing: The property hasn't been grazed for many years now, so I expect the soil health will have improved (at least in terms of topsoil depth). Old soil analysis available on request. Spraying: The only spraying has been by others either along the roadside or in specific locations I can point out, so largely spray free for the best part of 10 years.

Wildlife and ecosystem Birds: There are a few natives around despite minimal pest control (tui, piwakawaka) as well as quails, peacocks, and turkeys further down the road. Pests: The usual including possums, snails, and signs of rabbits. Pest plants include blackberry, pampas (mainly along the road), patches of gorse, and kikuyu. Native plants: harakeke, toetoe, ti kouka, manuka, kanuka, totara, kauri, coprosma (a few types), akepiro, turutu, hangehange, mapau, tangle fern. Exotics include pines and poplars.

Potential The property lends itself well to continued restoration efforts, trail bike riding, growing your own food, retreat style accommodation, and multi-party living with all the opportunities for separation and privacy.

Local towns: Ruawai - 10mins (10km) Paparoa - 19mins (20km) Dargaville - 34mins (37km) Whangarei - 1h10mins (78km) Auckland CBD – 2h (146km)

Additional information available: Market valuation report ($260k with a $250-$280k probable sale range). Draft Sale and purchase agreement underway. LIM report (2016 but I'm not aware of any changes since) Title documents Elevation heat maps and orthographic imagery (2018) Soil analysis (~2016)

Private sale (to be done via conveyancing lawyer) Motivated seller.
