This Beach Bach really is less than 30sec from the beach. AND less 30 MIN from Tauranga City. It's a 75m2 Open plan layout, space is easily utilized for personal preference.I enjoyed having my queen bed in the large space, whle the previous owners had multiple bunks and beds for family beach holidays There is also a good sized spare bedroom, which has a built in wardrobe, and opening doors to the rear deck.Great for guests. The Bathroom is of good size with power shower and contained private toilet, and a large storage cupboard built in. Both the ceiling and floor have been insulated.

Ngaroma Lane is the main house enterance with an electronic opening 7x4 skyline/ workshop plus a utility shed. There is adjacent off road parking for boats and cars. Lawns and maintenance are small and minimal ( Although at present, a familysized working bee is needed)

My plans for the property were to build my dream totalspan workshop with accomodation on the north mezanine, giving exceptional sea views. This is the other half of the property with access from Townpoint Rd. At great expense, foundation material was bought in to satisfy Council and engineering rules, that also necessitated some retaining. Unfortunately although the Pad is signed off, they have ordered a remedial upgrade to the existing finished retaining. So Stratum engineering has drawn up the plan, but has yet to implemented. . Cost at the time ,15k This was through " Covid Times".and the system started dictating lives. my life, and have yet to recover

Maketu is a evolving treasure with coast and fishing on the doorstep and motorways and city life in the fast lane. And with thriving towns in between catering for everything. Maketu has its own Dairy, Takeaways, and an actual sea front cafe. There's an added bonus of a health and community center and a full functioning Surf Life Saving Club house and staff.

With health and personal situations beyond my control, the house has been vacant and lack of maintenance have left it in need of a good once over. Fortunately the house and decks are solid, and the development section is a massive opportunity.
