Franklin Smith are working with a recognised and leading New Zealand Funds Manager providing professional property expertise in retail, office and industrial property owners and investors.

With a fraction under $1.5B of properties under their management spread across Auckland, Wellington, Hamilton, Palmerston North, Nelson, Napier and Tauranga they are very well entrenched with what they do and the reputation they hold.

They are looking for a Property Manager with experience in either retail or commercial management to oversee a portfolio's day to day operations but also have strategic influence on various development opportunities.

Key tasks:

  • Determining the best avenues for maximising revenue through lease negotiations and attracting the right tenants
  • Collaborating with other teams to ensure smooth day to day operations and development
  • Monitor any scheduled CAPEX projects across your portfolio
  • Oversee rent and lease renewals
  • Financial reporting to senior management
  • Full accountability of the property portfolio, lease management and all CAPEX projects
  • Liaise the wider staff within the department and ensure the common vision is communicated
  • Be able to look at the portfolio and advise the upper management on where efficiencies can be achieved
  • Develop the capital expenditure plans to secure maximum return on investment and ensure the long-term maintenance plans guarantee that the properties are maintained in a premium condition and in a cost-effective manner

Ideal candidate:

  • 5 years of experience in a portfolio management role (Commercial or Retail)
  • Commercial, financial and forward-thinking mindset
  • Excellent verbal and written communication skills
  • Results focused
  • Ability to effectively manage relationships with all key stakeholders (tenants, subcontractors, Facilities Managers etc.)
