Location: The 2.26 ha block (Lot 5 DP 347265) is accessed from Stafford Road, approx 2 km east of the turn-off from S H 6 at Awatuna.
Building Site: The likely building site is accessed via a 150m formed roadway on easements shared with Lot 6 and then via a separate formed gravel Roadway.
The elevated site (approx 20 m above the nearby flat farmland) affords outstanding, unobstructed views of Aoraki Mount Cook, the Southern Alps and the Tasman Sea.
A preliminary geotec survey indicates that “good ground” for a slab foundation pad or a piled foundation is approx 1m below ground surface.

Native Bush: The south side of the likely building site is bounded by untouched native bush with several good specimens of Rimu, Rata and other native species. There is a flattish area of bush for about 20m and this falls away on a generally “walkable” slope to the cleared grazing land below.

Being some 2 km inland, the site is far less exposed to the prevailing westerly sea breeze than similar sites along the coastal escarpment.

Fencing: The southern and western boundary fences of the block were recently renewed/upgraded, are stock-proof and in good repair. A three-wire waratah electric fence (not electrified) separates most of the lower bush area from the grazing land.
