Description:	3 bedroom house with 1 bathroom. Medium-sized room available in a 3bdrm flat with one (and a half) existing tenant(s): a 40y/o musician and small business owner and my very chill 8y/o daughter on alternate weeks. The flat is the top level of a standalone house with a single, quiet tenant living below, and also includes a separate studio/hobby room (shared with existing tenant) and single secure garage. Located in the quiet, friendly neighbourhood of Clarence St. Brooklyn, just down the road from the Vogelmorn Bowling Club (which now functions as a wonderful community venue). Access is down some steps from the road so unfortunately this home is not wheelchair accessible. Excellent afternoon sun in the lounge through large windows that look out across the valley, heat pump keeps us very cosy all winter. Existing tenants are vegetarian but we're happy if you're not. The available bedroom has a built-in wardrobe, great afternoon/evening sun and a lovely view. Bathroom has shower, separate bath, heat lamp and extractor fan. Laundry is in bathroom. Good-sized studio/hobby room located beneath the garage. I have music gear set up at one end and occasionally use the space for rehearsing/recording, but there is plenty of space available for another hobby/office/studio setup. Secure single-car garage, great for storage of large items, as a workshop, or potentially for parking (there's also free on-street parking). Ideally looking for someone independent but open to some communal vibes - keen to mostly do our own thing but up for occasionally hanging out, sharing meals, etc. I’m home quite a lot, especially in weeks when I have my daughter, but happy to share the space. I like to go out and socialise in non-parenting weeks but I don’t party at home. Brooklyn is a lovely area, walking distance to the city and beautiful natural surroundings.
