Description

An exciting opportunity has become available for a highly professional Maintenance & Grounds Manager to join our team at Woodhouse Mountain Lodge situated in Warkworth, Matakana. This beautiful property offers 18 Villas, large conferencing facilities, Restaurant, Pool, Sauna & Tennis Courts. This role offers a diverse range of responsibilities and an exciting challenge working across the accommodation and grounds.

As our Maintenance & Grounds Manager you will be responsible for all aspects of the Lodge maintenance. Working closely with all departments to ensure the rooms and buildings are being kept to a high standard, liaising with key tradesmen and ensuring the Hotel is operating smoothly and grounds and surrounds looking neat and tidy at all times.

Responsibilities:

  • Oversee all aspects of maintenance operations for the lodge, ensuring the highest level of functionality, appearance, and safety.
  • Develop and implement preventive maintenance programs to proactively address potential issues and maintain the property’s facilities in excellent condition.
  • Conduct regular inspections of the hotel's facilities, gardens, identifying maintenance needs, and implementing timely and cost-effective solutions.
  • Manage and prioritise maintenance requests and work orders, ensuring prompt resolution and minimal disruption to guests and operations.
  • Collaborate with other departments, such as Housekeeping and Front Office, to ensure seamless coordination and alignment in achieving maintenance objectives.
  • Maintain accurate records of maintenance activities, equipment inventory, and service contracts.
  • Drive stock to and from designated areas.
  • Assist with portering responsibilities.
  • Maintain the landscaping, gardening, and general groundskeeping tasks to ensure a pristine appearance throughout the resort.
  • Monitor expenses and manage the maintenance budget, optimising resources while maintaining high-quality standards.
  • Coordinate with external contractors and vendors for specialised maintenance and repair work, ensuring effective allocation of tasks and adherence to safety protocols.
  • Ensure compliance with local, and regulations related to building codes, safety standards, and environmental laws.
  • Prepare and manage the maintenance department budget, assist with CAPEX planning and property improvement projects, ensuring cost-effective operations without compromising quality.
  • Ensure full compliance with the WorkSafe New Zealand Health & Safety at Work Act requirements.
  • Stay up to date with industry best practices, technological advancements, and regulatory requirements related to maintenance and facility management.

Experience:

  • Proven experience in a Maintenance or similar role, preferably within a high-end Resort or luxury property.
  • Extensive knowledge of building systems, equipment, and facilities maintenance.
  • Flexibility and willingness to work in a remote location with a strong sense of responsibility.
  • Must have a valid NZ driver’s license.
  • Excellent problem-solving and decision-making abilities, with a proactive approach to identifying and resolving maintenance issues.
  • Exceptional organisational and time management skills, with the ability to prioritise tasks and meet deadlines.
  • Solid understanding of safety regulations and practices, ensuring compliance and a safe working environment.
  • Strong communication and interpersonal skills, enabling effective collaboration with staff, suppliers, and guests.
