Alpine View Village is looking for a new superstar to lead the Maintenance Team!
About the Role – Mō te Tūranga
We’re seeking a full-time Head of Department to lead our Village Maintenance Team. This pivotal role involves overseeing the maintenance team and all works across the village, communal areas and independent living homes. Responsibilities include hands-on maintenance tasks as well as essential administration such as contractor management, scheduling, and approving invoices for completed works.
Key responsibilities include:
- Lead & develop the team — day‑to‑day coaching, task allocation, performance reviews, and creating a positive, safety-first culture.
- Plan & deliver maintenance — schedule and oversee maintenance and repairs across the village and care centre; keep work on track and on budget.
- Contractor management — vet and approve contractors per village policy, coordinate works, and sign off remedial items for quality assurance.
- Landscaping & gardens — own garden and planting design, seasonal plans, and ongoing grounds upkeep to a consistently high standard.
- Keep the system current — maintain the maintenance database; update open jobs and close them promptly.
- Budget & accounts — work within approved budgets; review and approve invoices using accounts software.
- Paperwork & compliance — complete required documentation accurately; maintain oversight of health & safety and report any breaches.
- Short and long‑term planning — develop practical maintenance plans and continuous improvement initiatives.
- On‑call coverage — participate in the rolling 24/7 on‑call roster.
