Description
After fifteen years, this character cottage is now on the market, offering a great home in a great community on a whopping 1,012sq established section, with various areas of open lawns, mature trees and flowering plants. Enjoy dark sky nights and two outdoor porches, to relax with those evening drinks if you must! You won't need trips to expensive Garden Centres here or a ten year wait for things to be established. You'll also have the bird song in your garden and wonderful scenery close by, yet all the benefits of living in a residential "No Exit" street.
The home would be a great option for a couple, or a family with one kiddie but probably not two kiddies, unless they are happy with bunk beds! Alternatively, it will make a great holiday home, Air BnB or rental investment for established buyers, given the proximity to the Ski Fields and the lack of available rental accommodation locally.
Purposefully, the cottage hasn't been gutted to an 'open plan' style when that was fashionable, so it has retained it's historic layout and charm. Enjoy 2 heat pumps, both on separate outdoor units, giving warmth/cooling in all seasons. Some rooms have been re-gibbed over the original horizontal native timbers. The flooring in the kitchen and lounge has been replaced with new "Foreverbeech" wood flooring along with quality wool insulation. The loft insulation has also been updated.
The original wood stove remains as a DECORATIVE FEATURE ONLY. It isn't an operating wood stove. You might add a new wood stove, but the two heat pumps do a great job with no work or mess!
The cottage is circa 70sq (not including the detached single garage and its attached storage shed and the "stables", a good sized open sided wood shed). There's off street parking for a second car on the driveway. The street frontage is wide with a good width of berm (grassed area, Council owned) from the front boundary fence to the road.
Entering the property at the front door, you'll find the lounge/dining room, then moving through to the kitchen/dining, it's equally spacious. The two cottage bedrooms are at either end, spaced well apart for privacy. The bedrooms are small, with original feature ceilings, and both bedrooms have a built in wardrobe, cupboards and drawers. One has had a Queen sized bed in the past and the other takes a double at a squeeze. The second bedroom works better as a single. The laundry room is sizeable by modern standards and leads through to the bathroom with a shower, bath, toilet, heated towel rail and wall fan heater. The back door has been reworked recently by a professional joiner to incorporate a lead light panel. See photos. The photos will be updated when the cottage is 'decluttered' and interested viewers are welcome to request specific photos.
The location is just a couple of streets away from the Springfield Primary School. The cafes, service station and all that Springfield has to offer, is also just a "hop, step and a jump" away! This is coupled with the many interesting shops, cafes and supermarkets in nearby Darfield and Oxford. There are also many ski field choices if that's your thing and its a circa 50 min commute into the City with few traffic lights if you work in Christchurch! The current owner commuted for many years, because there's a real sense of 'escape' when you head home towards the mountains! Rangiora is another large town to visit and a similar distance away as Springfield to Christchurch, but heading via Oxford.
This is an affordable home oozing with character that would be hard to replicate. There's also good potential to add value here without too much work. The owner might even throw in the quality furniture if wanted by a buyer on a limited budget or by an Investor/Air BnBer. The lounge recliners are particularly comfy!
Additional photos may be added in the next couple of weeks.
Only occasional "Open Homes" at this stage, so viewing is also available by private appointment, arranged though the TradeMe Enquiry form. PRIVATE SALE: Having sold privately in the past, the owner received positive feedback from past buyers saying that they appreciated knowing where they stood and said that they weren't left in the dark. Less stress? No "Deadline Sales" and no "By Negotiation", instead using the "Buyer Enquiry Over" price guide in the listed advert as a starting point.
To the less experienced buyer:- With a Private Sale you deal directly with the property owner. No Agents.
