1. Harrowfield

Harrowfield is a slightly exclusive area northeast of central, with lots of green spaces, parks, and walkways - plus great schools, and shopping. It’s an ideal suburb for families and it’s a little bit expensive on a Hamilton scale, with plenty of grand homes, and big sections - but also the odd townhouse and duplex. It’s famous for its Christmas lights, which makes it a great place to live during the Holiday season. 

2. Pukete & St Andrews

Pukete and St Andrews are established riverside suburbs that are frequently mentioned amongst Hamilton’s best areas - in high demand for families, first, and second home buyers. Neighbouring each other, just north of the CBD, they offer easy access to the river, Base shopping centre, the golf course, and Pukete Farm, which is awesome for mountain biking and dog walking. Commuting from here is easy, St Andrews is 5km from the city, and Pukete is around 6km. 

3. Flagstaff

If you’re looking for green spaces, peace and quiet, safe streets, and family friendly vibes - Flagstaff is a great option. It was mostly developed from 1990 to today, so all homes are relatively new, and it's zoned for great schools including some of the best in the city. There’s also a shopping centre, easy river access, and a gigantic park with a community sports centre. 

4. Rototuna North

One of Hamilton’s newest, fastest growing areas, Rototuna North is great for families, and first home buyers. The area was only developed in the last 15+ years so there are plenty of new homes here, with vacant sections still available for those who want to build. Nearby there’s a shopping centre, local schools, a library, lots of parks, a library and a village centre for shopping (Kinsfields).

Hamilton Gardens is one of the city's biggest attractions - and most of the surrounding suburbs are great.

5. Huntington

Feeling a bit flash? Huntington might be the suburb for you. Think quiet, leafy streets, larger sections, premium homes, and lots of great walking and parks - this suburb is popular with well-off families, retirees, and professionals. It can be a bit hard to get to at busy times, but it’s still nice and close to town. 

6. Riverlea

One of Hamilton’s most underrated suburbs, Riverlea is a very quiet area to the south of the city running along the river. It’s home to the famous Riverlea Theatre, and it’s nice and close to Hamilton Gardens, several excellent schools, and the lovely Hammond Park by the river. Most of the homes here were built in the 50s and 60s, but there are some new builds, and bare land available.

7. Queenwood

Median HomesEstimate: $940k

Plenty of parks, shops, good access to the expressway, and zoning for some of Hamilton’s most in demand primary schools - Queenwood has a lot to offer. This established suburb is an easy commute from town, and is also nearby all the good stuff in Chartwell, including the park, and shopping centre. Another underrated area. 

Many of Hamilton's best suburbs run alongside the Waikato.

8. Peacocke

Peacocke is a greenfield development and one of Hamilton’s fastest growing areas - in fact, the council reckons there’ll be 20,000 people living there by 2070. Unlike many new developments in NZ, this one has been meticulously planned with lots of interconnected green spaces, and thoughtful design. It’s also safe, quiet, and there are plenty of empty sections, and brand new homes here if you don’t want to buy an existing property. 

9. Hamilton East

Median HomesEstimate: $700k

Hamilton East (or Ham East) is the city’s oldest suburb and one of its most central, short walking distance from the CBD and lots of other good stuff. If you want to live on a tree-lined street in a white villa, walk to vibey cafes, and cocktail bars - this is your best bet (but there are also lots of affordable apartments and townhouses here too). The area is home to Made Market (which might be the best place to eat and drink in the city) as well as Hamilton Gardens. 

There’s a lot to love about the area, but it also comes with challenges like most city central suburbs. If you do buy or rent here, choose your street carefully, and try to find a place with an off-street park if you have a car.
