Renting Guide
How long can a tenant have a guest stay in NZ?
A guide for landlords & tenants

AI summary
Tenants have the right to quiet enjoyment, which includes having guests. Landlords cannot legally ban guests or limit the length of their stay in the tenancy agreement.
However, a line exists between a temporary guest and a permanent occupant. While the Residential Tenancies Act doesn't specify a timeframe, a guest may become an occupant if they move in furniture, pay towards rent, or receive mail at the property.
If this breaches the agreement, landlords can issue a 14-day notice to remedy before applying to the Tenancy Tribunal.
