The HomesEstimate is a free, automated online property valuation tool that provides an estimated value based on real-time sales data and publicly available information.

Council Valuations

For many properties, we also show the CV (Capital Value) information from local councils. CVs are typically updated every 3 years and are based on broad market trends and property attributes at the time of the assessment. Councils use these valuations to calculate what share of rates a homeowner needs to pay.

Unlike the HomesEstimate, which updates regularly using recent sales data and local trends, CVs are less responsive to short-term market changes, so they’re best used as a general benchmark rather than a current market valuation.

CV data can be useful when comparing properties in the same area or assessing changes over time alongside other tools like HomesEstimate.
