Beach Haven sits quietly yet confidently above the St Clair coastline, a residence where architecture, landscape and horizon are brought into complete alignment. Designed by Gary Todd and delivered with absolute precision by Moda Homes, this is a home conceived without compromise, a study in form, light and material.

From the outset, the brief was exacting. Every line considered. Every junction resolved. Every space designed not just to function, but to feel. The result is a home of quiet power. Spanning approximately 381 square metres across two titles, the structure presents as a series of clean, horizontal planes, restrained, deliberate and enduring. Expanses of glass dissolve the boundary between inside and out, drawing the ocean deep into the living spaces. Light shifts throughout the day, animating surfaces and softening the boldness of the architecture.

Interiors are grounded in a carefully curated material palette. Italian tile flooring provides a sense of permanence underfoot, while American oak introduces warmth and texture. The craftsmanship is uncompromising, evident not in excess, but in restraint. Nothing is overstated, yet nothing is overlooked. Living spaces open with ease to a sequence of balconies, each positioned to capture a different aspect. These are not simply outdoor areas, but extensions of the architecture, places to pause, observe and connect with the landscape beyond.

Accommodation is deliberately private. Three bedrooms, each with its own ensuite and balcony, are conceived as individual retreats, quiet, self-contained and intimately connected to the seaside surroundings. Performance sits seamlessly beneath the design. A Stiebel Eltron ventilation system ensures a continuous flow of fresh, filtered air, while the construction reflects a level of care and precision rarely achieved.

The landscape, designed by Wayne Butson from Design and Landscape, is integral to the experience of the home. Structured yet natural, it grounds the architecture within its setting, creating a sense of arrival, privacy and calm. A private tennis court introduces a rare layer of lifestyle, unexpected, yet entirely at home within the composition.

Moments from the St Clair Esplanade, the beach and coastal pathways, Beach Haven offers both proximity and seclusion, connected, yet removed. This is not a home defined by comparison.
