Looking for a ready-to-go tiny home? This 12m x 3.6m portable home offers generous living space, modern comforts, and the flexibility to be installed in a location of your choice.
Originally purchased second-hand in 2020 from Tauranga as temporary accommodation while our home was renovated, this home is now ready for its next chapter.
Key Features: * Spacious Layout: At 3.6m wide, the bedrooms feel roomy and comfortable—noticeably more spacious than standard 3m-wide tiny homes. * Durable Construction: Built from a Portacom structure with a steel base frame on skids, sandwich panel walls (metal with polystyrene insulation), and installed on timber piles and bearers—can easily be relocated onto a concrete pad if desired. * Modern Interiors: * Carpet, kitchenette, and bathroom all new in 2020. * Bifold doors in the living area and ranch sliders in the bedrooms provide plenty of natural light and easy access to outdoor living (one bedroom has two sliders—perfect for a wrap-around deck!). * Cat door installed in one ranchslider fixed panel for pet-friendly living. * Comfort & Convenience: * Gas califont for hot water. * Toshiba Heat pump for year-round heating and cooling (installed in 2020). * Craned into place from a transport truck using Oncall Cranes—can be moved the same way to your property (we can help coordinate, costs to be confirmed). * Extras: Pergola can be purchased if desired by the buyer.
Location: * Wainui, Auckland – just 5 minutes from the Wainui/Millwater motorway exit.
We’ve attached a rough floor plan and a photo from when we purchased it, so you can see the full layout.
Perfect for: holiday homes, granny flats, site offices, or as a permanent tiny home solution.

Costs to crane tiny home from where it currently sits onto a transport truck is approx $5k. This cost will be included in the purchase price if paying the asking price of $100k. Transport truck required to transport the tiny home from here to the new location will be at the buyers cost as this will vary depending on the distance required to travel. Seller comment Monday, 17 November 2025 Hi. What is the cladding made of? Any insulation? Does it have to be removed right away? Thanks flowerpower29 (109 • 8:09 pm, Wed, 19 Nov )Cladding is steel & has polystyrene insulation in the walls. We contemplated cladding the outside with cedar but plans changed & we will be building a minor dwelling in its spot for my parents to move into - waiting for the new 70sqm rules to come into effect beginning of next year so no it doesn’t need to be moved straight away but we would like it gone by early next year at the latest. cam_nz1 (154 • Wednesday, 19 November 2025 )We also put a polythene ground moisture barrier underneath like what is installed under homes so we would recommend if putting on timber posts to do the same thing Seller comment Wednesday, 19 November 2025
