Conservatively there is 50m2 here, I personally would allow for a decent amount of wastage and you will cover 40m2 easily and would look great.

-used for about 24months in my friends home floating. Removed due to renovations.

• this can be glued down also, which would be preferable. Underlay not included. -boards will have minor colour variations due to previous positioning in home -some boards have bits trimmed out of them and broken bits of tounge but a heap of good useable flooring there.
