Discover the $35m Herne Bay home and the luxury estates leading the pack in Auckland and Central Otago.

Trade Me Property has cracked open the ledger of Aotearoa's high-roller housing market to reveal the most expensive sales of 2025.

The collective amount paid for the top 10 homes totals close to $250 million, proving the market for luxury properties and land remains strong for those with cash to splash.

The $35 million dollar sale to take the top spot

Trade Me Property spokesperson Casey Wylde says a cliff-top coastal property in New Zealand's most expensive suburb of Herne Bay, Auckland took top honours with a price tag of $35 million.

"These homes aren't just properties, they're often landmark estates that draw in buyers who value privacy, scale, and high-end design".

Seven million dollars and just two kilometres separated the Herne Bay frontrunner from the next most expensive property, a modern home in Auckland's Westmere which sold for $28 million in March. A five-bedroom home on Ronaki Road in Mission Bay also sold for $28 million, an exceptional capital gain considering it last sold for $3.5 million in 2004.

Just six doors down from one of the second-placed Mission Bay homes, another Ronaki Road property secured third place on the list, selling for $22 million earlier in the year.

Number 7. Beacon Point Road, Wanaka

Tāmaki Makaurau, the premium property hub

The majority of properties on this year's list were in Auckland, with only two outside of Tāmaki Makaurau, in Central Otago. Wylde notes that the sheer number of Auckland listings cements its position as the premium property hub of the country.

Even in a fairly flat market, significant transactions are always happening. Wylde adds that "Whether it's a coastal masterpiece with a helicopter pad, a modern property with garage space to accommodate a luxury car collection, or a timeless estate complete with tennis court, there's always a segment of the market where unique quality commands a premium price".
