Transferable Development Right (TDR) subdivision is a method of subdivision where you transfer an entitlement from one property to another.
The entitlements can be transferred to less sensitive areas, and often to properties where subdivision would not otherwise be possible. You can only create one additional TDR lot per title providing you meet the relevant District Plan provisions.
Creating a New Title: Using the TDR, a new title (a new piece of land) can be created on the receiver site, even if the receiver site is not typically permitted to subdivide.
Council Consent: The transfer of rights and the subsequent subdivision require the approval of the relevant local council, such as the Waipa District Council, as it's a specific type of subdivision process.
