This north facing low maintenance house is in a quiet street with little traffic noise and is surrounded by nice neighbours.

The kitchen-living area gets the first rays of the sun and all morning, and looks out to the rose-herb garden, a warm sheltered spot to sit for a cup of coffee or herb tea. Photos show different seasons with the garden and also with or without the new semi mobile fence which could also be put on grass instead. The bench in the kitchen is also completely moveable, as is the large midnight blue . The house has a new roof and new pine cladding on the western side. The solid house is of mixed construction material and has aluminium window joinery and concrete floors.

Many edible trees have been packed onto the section: nashi pear, apple, almond, nectarine, raspberry and more including several avocado trees with frost protection. There is a raised vege garden and no spray has been used in garden for at least 20 years, making organic eating attainable. There is a resident blackbird named White Feather.

I have listed it as 2 bedroom but this depends on whether the spacious back room is used as a bedroom or separate lounge. There is also the option of screening off part of the room as a guest room as I have done in the past.

The house is wheelchair and disability friendly, designed for good access with no steps into house, and wide internal door frames . The house has a night store heater , a small older logburner useful for powercuts, and a non smart metre. The bathroom-toilet has the hot water cylinder in it making it warm, and has just been recoated with pink paint, love it or hate it, it's fresh and clean. There are a couple of cat doors as well as a secret cat door leading to a secret cat garden.

North facing houses facing the street without large gardens are becoming hard to find. It means no one's trees, house or new shed can block out the sun and light.

The CV is $405k (2022). The total floor area which includes the internal access garage which was added some years later is I believe to be approx 90m2. The house is the front house on a crosslease sharing 939 m2 with the back house (in simple layperson terms a crosslease is where both own the land but lease approx half to each other for a period of 100 or 1000 years ) and share the driveway.

The spacious front bedroom gets all day sun in winter, has blackout curtains as well as venetians for extra cosiness or to screen the sun. It has a large wardrobe and storage space. The back room, recently painted and with some new curtains, gets afternoon sun and has a double glazed glass door leading to another little sunny top garden.
