How does it all work?
Contact your chosen building inspector as soon as possible to book in a time, because the good ones tend to get busy.
You’ll need to provide them with the real estate agent or vendor’s contact details if you’re buying a property.
They’ll get in touch with the agent or vendor to arrange access, then do the inspection on the arranged date.
Once they’re done you should get a report within 24 hours. The document should have multiple pages, including room-by-room commentary on the building's condition, plus photos.
After you’ve received the report, most building inspectors are happy to take your phone call to answer questions and explain parts of the report in layman's terms.
It’s a great idea to ask about the cost of repairing issues - many building inspectors can provide a very rough estimate based on what they’ve seen. You can then either avoid the property based on those costs, or use the report and issues as a bargaining chip to reduce the property’s purchase price.
How much do building inspections cost in Whangārei?
The cost of building inspections varies depending on the size and location of your home and what you require. That said, generally you can expect to spend around:

$200 to $250 for a meth test.
$250 to $300 for a Healthy Homes report.

If you live in a rural location far from Whangārei inspectors may also charge you a small travel fee.

What do building inspectors do?
Before you book one it’s good to know what building inspectors do – and what they don’t do. Generally speaking they’ll look at the condition of everything in and on the house, including:
Interior walls, floors and ceilings.
Kitchen and bathroom cabinetry, fixtures and fittings.
Any visible signs that indicate the condition of electrical systems.
Exterior structure of the home, including cladding and roofing.
Underfloor and ceiling spaces, if they’re easily accessible.
Some building inspections don’t cover outbuildings like greenhouses and sheds. Most won’t include any invasive moisture testing, so if you’re worried that a house has water damage, it’s best to speak to your inspector about options in advance. Most inspections only report on the condition of things that they can see, so if your underfloor or ceiling aren’t easily accessible they may not be included.
Once the inspection is complete in most cases you should receive a full written report within 24 to 48 hours, with several pages, photos, and documentation of issues in each area.
