When you think of New Zealand's most sought-after suburbs, what comes to mind? Million-dollar mansions? Bustling city centres? Or perhaps, quiet, family-friendly neighbourhoods? We looked into our latest data for March, analysing listings across Aotearoa and pulled together the results.

You could be quick to assume that the most popular suburbs would be those with million dollar mansions, the places that we aspire to live, but need a lottery win to do so. But our findings revealed a fascinating blend of aspiration with practical realities.

Remuera in Auckland took the crown for the most searched suburb in March

Taking the crown, as expected, is the iconic Remuera in Auckland. Yes, Kiwi still love to gaze at those stunning properties, with an average asking price of a cool $2,516,000. It's a testament to the enduring allure of luxury living.

But here's where things get interesting. Snagging the second spot is Rolleston, in the Selwyn District of Christchurch. This expanding area, a hub of recent development, has become a magnet for first-home buyers and families keen to get onto the market. With an average asking price of $781,250, Rolleston is a far cry from Remuera's price tag, showing a real move towards accessible housing.

Following closely behind is Auckland City Centre in third place, with an average asking price of $467,150. Showing there is still a desire for urban city living and with a lower price tag, apartments allow an easier way onto the property ladder.

Fourth place goes to Halswell also in the Canterbury region, with an average asking price of $832,150. The suburb features a blend of modern homes and older properties, and the local shops, cafés, and recreational facilities make it a self-sufficient and appealing choice for families.

Rounding out the top five is Cambridge, near Hamilton, with an average asking price of $1,053,550. Located in the heart of the Waikato, it is a picturesque town known for its tree-lined streets and beautiful heritage buildings. With a relaxed, rural atmosphere, it’s an ideal spot for families, offering excellent schools. This charming town clearly captured the hearts of property seekers in March.

Auckland

While Remuera reigns supreme, we see a diverse mix. Auckland City Centre maintains its popularity, followed by the leafy haven of Titirangi ($1,111,600), the rapidly growing Pukekohe ($878,500), and the modern development of Flat Bush ($1,291,700). This blend showcases Auckland's multifaceted appeal, from urban buzz to suburban growth.

Wellington

In the capital region, we see a shift towards more affordable, lifestyle-focused areas. Masterton takes the top spot ($619,700), followed by the coastal charms of Waikanae ($943,050) and Paraparaumu Beach ($925,300). Whitby ($910,750) and the established suburb of Karori ($986,850) also feature prominently. This suggests a desire for a balance between affordability and quality of life.

Canterbury

As mentioned, Rolleston and Halswell lead the pack, highlighting the region's appeal to families. St Albans ($775,400), Rangiora ($753,800), and Christchurch City Centre ($647,100) further illustrate the diverse property landscape in Canterbury, offering options for various budgets and lifestyles.
